What an amazing post! And you brought up a really good point - the real estate marketplace has dramatically changed, particularly in the last 10 years or so, yet 99.9% of agents are still doing things the way they were done 20 or 30 years ago. It made sense at that time...but it certainly doesn't make sense now! Consumers have more "tools" available to them, and we all know there's a ton of information available with the click of a mouse. The problem is deciphering which information is valid, which applies to your specific needs, what's the downside (so much of what is available online is all about the "upside" of an option...with barely a whisper about the downside). As they say, the devil is in the details.
There are so many industries who've added "consulting" to their services...and it makes perfect sense. When you really need good, professional, UNBIASED advice for your specific situation...information that's not being prejudiced by the agent's self-interest (as in "If I tell you your best option is to move, I can earn a commission...vs...if I tell you your best option is to put on a room addition, I get your appreciative smile), it seems the consumer is best served by the services of a good Consultant. I applaud your taking the lead in your marketplace by offering services that I think the consumer really needs...and that the marketplace has been screaming for!

Great post and great timing. It is not every day we see a house going down the bypass.
There are great loan products to handle this entire situation you described. Even though the costs to move a home can be high - the ultimate savings can be huge.
